The following is an overview of the home buying process

The home buying process can often seem overwhelming. Whether you are a first time home buyer or a seasoned buyer, our agents take the time to inform and educate to ensure our clients feel comfortable during the process. We work closely with every party involved to make sure our client’s home buying experience results in a smooth transaction. Below is a basic 10 step outline of the purchasing process in Western North Carolina.

Interview with a professional real estate agent and enter into a buyer agency agreement. Discuss wants, needs, and other information related to your next purchase.

Speak with a mortgage lender to gain pre-qualification. Getting pre-qualified for a loan saves time, gives you greater buying power, and helps determine a price range to start your property search.

Start viewing homes! After you have entered into a buyer agency agreement, your personal buyer’s agent will assist you in finding available properties in your search criteria and begin the process of touring homes.

Make an offer on a property. Your buyer’s agent will assist you in making an offer, including walking you through the written offer line by line. After preparing an offer, your buyer’s agent will communicate the offer to the sellers and/or seller’s representatives.

Negotiate the offer with the seller and reach agreed terms and conditions. Your buyer’s agent will work with you and provide professional advice during the negotiation process. Once an agreement is made and documents are signed by both the buyer & seller, a contract is formed.

After a contract is formed between a buyer & seller, the due diligence period occurs. The due diligence period typically ends at or near the closing. Typical duration from contract to a closing is 30-45 days. During the due diligence period the buyer, along with the assistance of a buyer’s agent and other 3rd party professionals, performs inspections on the property and finalizes mortgage approval. All inspections of the property are typically completed near the beginning of the due diligence period to allow for any necessary repairs or additional negotiation to be completed before the closing. Mortgage approval from a lender typically requires the lender to conduct an appraisal on the property, verification of employment, credit checks, and verification of income. Also during the due diligence period, a closing attorney conducts a title search on the property. A title search is performed to ensure the property title is clear and the property can be transferred clear of any liens.

Final loan documents are sent to the closing attorney from the lender and closing documents are prepared by the closing attorney.

Closing day arrives! A final walk-through of the property is performed to ensure the property is in the same condition as at the time the original contract was formed. Utilities (electricity, water/sewer, natural gas, etc) are transferred into the buyer’s name.

A closing occurs typically at the closing attorney’s office. All closing documents are signed by both the buyer and seller and the attorney records the transfer of deed at the local courthouse. New ownership is established by the signing and recording of the deed.

As a new homeowner, you are handed the keys to your new home and the move in process begins.
